Asbestos testing and surveys

You can’t tell asbestos by its look. An MDH-certified inspector samples each material your project will reach, and an accredited lab sends back a result for every sample. Minnesota counts a material as asbestos-containing above 1 percent, and the report tells you which items need a licensed crew.

Pipe, boiler and duct insulation removal

Pipe wrap, boiler covering, duct insulation and the round gravity furnace MDH calls an octopus furnace all appear on the state’s list of home products that can hold asbestos. When yours tests positive, we wet the wrap, cut it away in sections and leave clean pipe and metal behind.

Vermiculite attic insulation removal

Some older attics have a loose fill that looks like gravel in brown, gray or gold. That can be vermiculite. As long as nothing stirs it up, MDH suggests leaving it where it is. If you want it removed, MDH strongly recommends a licensed contractor, and that is the work we do.

Floor tile and mastic removal

The old exemption for flooring in houses and buildings of four units or fewer ended on July 1, 2021. Since then, asbestos tile, sheet vinyl and the black glue beneath them fall under the state rules like other materials on MDH’s list. Each layer gets its own sample, and we pull up only what the lab says is positive.

Popcorn ceiling removal

Before anyone scrapes a bumpy ceiling, have it tested. MDH names popcorn texture among the finishes that may contain asbestos. If the result is positive, our crew seals the room under negative air, wets the texture and works it off into bags, leaving a bare ceiling for the drywaller or painter.

Remodel and demolition abatement

Opening walls, replacing windows or redoing the outside of a house can reach old plaster, joint compound, glazing, siding and roofing, and a teardown reaches all of them at once. Any of these may contain asbestos. The state requires it out of every building, houses too, ahead of renovation or demolition, and we take care of that before your builder arrives.

Asbestos testing and removal costs

More than 6 in every 10 St. Louis Park homes were built before 1980, making asbestos a common issue in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in St. Louis Park, Golden Valley and Robbinsdale. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Our process

01

Samples and a written quote

We look at the rooms you want to change and arrange sampling by an MDH-certified inspector. With the lab report in hand, we write a quote that lists each material and how it comes out.

02

State notice and containment

Paperwork comes first. MDH hears from us no later than five calendar days before regulated work begins, since a licensed contractor is the only one allowed to file. Then sheeting closes off the room, a HEPA machine keeps air pulling inward under negative pressure, and the crew comes and goes through a decontamination unit.

03

Removal, clearance and waste

We mist every material as it comes loose and pack it straight into labeled, leak-tight bags or containers. Nothing in the work area is unsealed until clearance air samples have been taken. Then the waste goes out on a manifest to a landfill that accepts it.

St. Louis Park housing and asbestos

The 1950s built close to a quarter of the homes standing in St. Louis Park today, more than any other decade. About 1 in 5 homes is older than 1950, and the median home dates from 1965. Rooms from those years can have tile and adhesive, textured ceilings, plaster or joint compound and wrapped heating lines. Sampling is the only way to know what yours contain.

Apartment buildings shape the city as much as houses do. More than a quarter of St. Louis Park homes sit in buildings with 50 or more units, and over 4 in 10 occupied homes are rented. When a building has five units or more, a remodel or teardown there also needs an MPCA notice. It goes in ten working days before anyone touches regulated asbestos, in addition to the MDH notice.

Demolition permits in St. Louis Park

The city’s demolition permit application includes a box for MPCA requirements. You confirm that MPCA’s pre-demolition environmental checklist is complete and that MPCA’s demolition and renovation notification form has been submitted. The form does not ask about asbestos. MPCA does want asbestos out at least two days before a building comes down, so book the survey and the removal early.

There is a county step as well. Before a home or a commercial property in St. Louis Park is torn down, Hennepin County sends an inspector, who will want the asbestos survey and report, receipts for the abatement and the disposal manifests. When our part is finished, you get copies of every abatement record, ready for that visit.

Frequently asked questions

What does asbestos removal cost?

A patch of laundry-room floor tile and a full attic of vermiculite are priced very differently, since each depends on what the material is, how much there is and how long the crew stays. What you pay covers the crew’s hours, clearance air tests, hauling the waste and the state permit fee. The fee is $35 for a small home job and 3 percent of the cost of the asbestos work on larger ones. After we visit and the lab results come back, you get the figure in writing.

Do I have to hire a licensed contractor?

If the house is a rental, a duplex or an apartment building, work above the amounts in the next question needs a licensed contractor. The owner exemption covers only a single-family house you own and live in, where state law waives both the license and the permit fee. Even there, MDH strongly recommends hiring a licensed contractor.

How much asbestos counts as regulated work?

MDH sets three limits for homes, one each for length, area and volume, and one is enough to make the job regulated. Length applies to pipes, at more than 10 linear feet of friable material. Area applies to other parts of the home, at more than 6 square feet of friable material. Volume is used only where neither can be measured, at more than 1 cubic foot of friable material. Jobs under all three are not regulated, but MDH is careful to say that small does not mean safe.

How soon can removal start?

Once results confirm asbestos, regulated work waits at least five calendar days after the MDH notice is filed. Finding asbestos partway through a remodel does not count as an emergency, so the wait still applies.

Can I take asbestos to a county drop-off?

No. Hennepin County’s drop-off sites refuse it, so please don’t bring it there. Our crew handles the waste from start to finish. Every piece is kept wet and goes into a sealed, leak-tight container with a label, and a manifest follows the load to a landfill that accepts asbestos. You keep a copy of that manifest.
